CHARLESGATE seeks a dynamic Project Manager to join our growing team.  With this exciting opportunity, you’ll join our fast-paced group of motivated team members to restore what is often our clients’ largest investments - their property. The Projects Team manages a wide range of capital repair/improvement and renovation work.  We service both our portfolio of Condominium and Multi-Family Managed properties and also provide General Contractor services for kitchen, bathroom renovations and beyond. 

This person will report to the Senior Project Manager (SPM) and the Director of Project Management. This is not a remote position. 

Job Responsibilities:

General Contracting Services

  • Meet potential clients to prepare project proposals 
  • Work with subcontractors to create budget for project cost
  • Draft and track all necessary project paperwork including contract, subcontracts, Certificates of Insurance
  • Work with Director of Special Projects on proper permitting process
  • Manage day to day construction operations with subcontractors and communicate with clients on progress.
  • Monitor project budget and reconcile final billing with the Accounting team.

Multi-Family / HOA Projects

  • Onboard new projects with the Senior Project Manager and Property Management Team 
  • Work closely with Senior Project Manager to prepare bid packages for projects
  • Lead project administration including contract execution, W9s, and insurance certificates
  • Coordinate and communicate with stakeholders on individual project logistics
  • Conduct Site Visits for quality control and progress reporting
  • Assist Senior Project Manager with weekly update reports, budget tracking and contractor payments 

Skills/Experience:

  • Strong organizational skills
  • Agility in adapting to and overcoming roadblocks
  • Excellent written and verbal communication skills 
  • Professional and personable approach to client service 
  • Desire for professional growth in a team setting 
  • Proactive and diligent in working with internal team, clients and contractors 
  • 2+ years experience in the Residential Property Management/Construction Field 
  • Bachelor degree preferred 
  • Ability to interpret condominium documents
  • Experience working with a Board of Trustees and Multi-family ownership
  • Experience with Google platform (docs/sheets/Meet/etc)
  • Appfolio (or alternate Property Management software) experience a plus
  • Massachusetts Construction Supervisor’s License a plus
